As part of the proposed project, the development team will fund a commercial linkage fee of approximately $950,000 to support affordable housing initiatives in San Mateo. Utilizing the affordable housing funding sources in a purpose-built residential building provides the City with the opportunity to leverage those funds by 80-90%, which equates to four times as many units as would have been built on-site at 1st & B given the mixed-use nature and size of the project. Affordable housing units within a purpose-built residential building would also be conducive to a better residential community with additional amenities and services as opposed to a small number of units being located within a mixed-use building.
The proposed project aims to enhance the gateway to Downtown San Mateo and create a destination for San Mateo residents to share experiences together through the creation of beautifully landscaped areas, well-designed exterior spaces, and a retail plaza at the corner of 1st Avenue and South B Street. The development team is prioritizing the enhancement of local businesses by increasing the daytime population in Downtown San Mateo with office workers, while promoting micro-mobility and mass public transportation, resulting in limited increased in car traffic.
1st & B's prominent location in front of the Caltrain depot sets the tone for the entire Downtown and presents a unique opportunity to extend the enlivened retail and pedestrian experience of the Main Street alley across 1st Ave by connecting it more directly to the visitors, commuters, and residents arriving at the Caltrain station.
The 16,413 square foot site currently has two existing single-story commercial buildings which are planned to be demolished.
